RoofIQ uses aerial imagery and permit data to establish make, age and tonnage, then weighs that against climate and comparable repair and replacement history to price the exposure.
Illustrative panel. RoofIQ takes one address and returns an exposure index of 64 out of 100, the share of expected service life consumed by each of the three rooftop units, and an annual coverage price.
RoofIQ evaluates four groups of inputs for every unit on the roof. Aerial imagery covers unit count and placement, cabinet footprint, estimated tonnage, condenser fan count, roof material and area, curb and duct layout, shading and obstructions, access and rigging path, adjacent equipment, and screening and solar. Permits and records cover install and replacement dates, manufacturer and model, nominal tonnage, refrigerant type, heat type, efficiency rating, mechanical permit history, roof permit history, contractor of record, and building age and use. Climate and local data cover cooling and heating degree days, design dry bulb, wet bulb and humidity, ambient extremes, freeze and thaw cycles, hail and wind history, coastal salt exposure, dust and particulate load, and elevation. Comparable service data covers failure rates by model, age at first major repair, compressor failure frequency, common component costs, labor rates by market, refrigerant pricing, parts lead time, seasonal failure clustering, service call frequency, and regional cost variance.
Scription’s RoofIQ analysis showed me a five-figure liability sitting on a roof I’d never seen. I wouldn’t sign a lease with HVAC obligations without using them again.

Until recently, underwriting a few rooftop units cost more than the coverage was worth. RoofIQ changes that.
