Coverage questions.

Need an answer about your property? Talk to us.

Q.01Is this insurance?

It’s an insurance-backed guaranteed cost program, not an insurance policy. You pay one flat monthly fee, Scription pays the covered repair and replacement costs for the rooftop units in your agreement, and regulated insurance capital stands behind the program.

Q.02What equipment is covered?

Rooftop units and their economizers, split systems including VRF, ductless mini-splits and paired furnaces, exhaust fans, make-up air units, and kitchen hoods with their fire suppression. Not covered: PTACs and window or wall units, boilers and hydronic piping, chillers, cooling towers and central plants, VAV boxes and fan coils, refrigeration such as walk-ins, reach-ins and ice machines, water heaters, ductwork, grilles and diffusers, building controls, electrical upstream of the unit, and the building structure and roof.

Q.03Do we have to replace our rooftop units to qualify?

No. The rooftop units you already own can qualify. RoofIQ assesses them using aerial imagery, permit records, equipment details and available service history. A drone survey may be used when key details are missing.

Q.04How is our price determined?

RoofIQ assesses each unit using its age, model, refrigerant, local climate, permit history and available service records. Your flat monthly fee reflects the equipment at your property and what it’s expected to cost to keep running.

Q.05How is it billed?

A 12-month agreement, billed monthly. Pay the year upfront and save 3%.

Q.06Can we keep our current HVAC contractor?

Yes. The program doesn’t force a vendor change. Your existing providers keep doing the work they do today. Scription sits on the coverage side, not between you and your contractor.

Q.07What is included in the quote?

It’s free, with no obligation. It identifies the rooftop units at your property, shows what breakdowns could cost over the next 12 months, and includes your flat monthly fee. It arrives within 24 hours, or 48 for 10 or more roofs.

Q.08When does coverage start?

After a free inspection confirms your units.

Q.09What happens if a rooftop unit needs to be replaced?

If a unit within its useful life fails and can’t be repaired, Scription covers 100% of the replacement equipment. Installation, like contractor labor, crane and rigging, stays with the property since it depends on site conditions.

Q.10Who actually carries the risk?

A licensed carrier and reinsurance hold the book: the same regulated capital that stands behind the coverage, not our balance sheet. That’s what lets a single breakdown, or a bad year, move off your P&L.
