Sec.07 // FAQ

Questions, answered.

The questions building owners and operators ask first. Need an answer about your property? Talk to us.

Q.01Is this insurance?

No. Scription is a commercial service contract program, not an insurance policy. You pay one fixed annual price, Scription pays the covered breakdown repair costs for the rooftop units in your agreement, and the program is backed by regulated insurance capital.

Q.02Do we have to replace our rooftop units to qualify?

No. The rooftop units you already own can qualify. RoofIQ assesses them using aerial imagery, permit records, equipment details and available service history. A drone survey may be used when key details are missing.

Q.03How is our price determined?

RoofIQ assesses each unit using its age, model, refrigerant, local climate, permit history and available service records. Your fixed annual price reflects the equipment at your property and what its breakdown repairs are expected to cost.

Q.04Can we keep our current HVAC contractor?

Yes. The program doesn’t force a vendor change. Your existing providers keep doing the work they do today. Scription sits on the coverage and loss-control side, not between you and your contractor.

Q.05What is included in the RoofIQ Risk Report?

It is a free, no-obligation report that identifies the rooftop units at your property, shows what breakdowns could cost over the next 12 months, and includes your fixed annual coverage price.

Q.06Who actually carries the risk?

A licensed carrier and reinsurance hold the book: the same regulated capital that stands behind the coverage, not our balance sheet. That’s what lets a single breakdown, or a bad year across the fleet, move off your P&L.
